My roof leaks. Does it need to be completely replaced?
A leaky roof is not good. However, if caught in time, it doesn’t necessarily mean you need a full roof replacement. It really depends on the level of damage. Having a free roof assessment is the best way to know if you only need a minor roof repair or a full roof replacement.

Every homeowner should inspect their roof at least once a year. You can perform this inspection yourself, but it is a good idea have a roofing professional check it every once in a while, particularly if the roof is older or has trees nearby. Hi Low Roofing provides FREE roof inspections.

How long do roofs usually last?
The average life expectancy of a roof system is 20 years. But this can be influenced by a number of factors, including roof design, structure, material quality, installation quality, periodic maintenance, climate, and more. Roofing material like clay tile, slate and certain metal can last longer.

How long does a roof installation take?
With Hi Low Roofing, it generally takes 1-2 days to install a roof. The size of your roof and weather conditions factor into the amount of time for completion.

How can I be sure that my roof has been installed correctly?
Every roofing job is required to purchase a building permit from the city. While and after the construction is complete the city/county will inspect the roof for code compliance and any problems. In the unlikely event that there is a problem, it is promptly addressed until all parties are satisfied. The city/county will not provide the roofing contractor a certification of completion until code compliance issues and any other problems are resolved.

How do I choose a roofing company?
Finding and choosing a good roofing company can seem like a chore, but ultimately it is your decision to make. Reviewing the company’s website should help you get a basic understanding of what types of roofing jobs the company does as well as some before and after photos of jobs they’ve done. You should check their reviews to see what others have said about them. Also check to see if they have a general contracting license as well as an in-state roofing license. You do not have to go with the lowest bid, which is what your insurance company would like you to believe. Be sure the company you choose is reputable, and local.

What do I need to do to prepare for the installation of my new roof?
Remove hanging objects or pictures from walls and breakable objects from shelves.
(They may fall due to vibrations caused by hammering.)
Keep small children and pets inside or away from the work area at all times.
Cover pools, hot tubs, ponds, or other water features which could be affected by falling debris. Hi Low Roofing will also make sure that these features are covered and protected.
Move all outdoor potted plants away from work areas.
Park vehicles away from the house, out of the driveway.
Disarm burglar alarm; vibrations may activate it.
Move outdoor lawn furniture away from the work area.
Do not run sprinklers the night before or during construction.
Cover objects in the attic and garage if it has no ceiling.
Provide access to your driveway.

What type of warranty do you have for labor and materials?
We provide a 5 year labor warranty on normal installation. The roofing material has different manufacturer warranties. They range anywhere from 20 years to lifetime warranties. Ask your representative for details about the roofing product that you are purchasing.

When is payment due for my roof?
On residential re-roofing and/or insurance claim projects, a deposit is required prior the start of the work and full payment is due upon substantial completion of the roof. For larger or commercial projects, we generally ask for 1/3 upon material delivery, 1/3 mid-way through the project installation, and the final 1/3 upon completion.

What if my insurance check is made out to the mortgage company?
Most insurance companies will include your mortgage company on the first check. Every mortgage company has its own procedure for releasing funds. You can check with your mortgage company before the job starts to find out what information they require to obtain endorsement, or you can sign a homeowner’s affidavit and let Hi Low Roofing take care of everything for you. We are very experienced in mortgage company procedures, and in most cases, we already have the information needed because we have worked with your company in the past.
