Lake Nona roofs,
built to a standard.

Lake Nona is a master-planned community in southeast Orlando, home to Medical City, the USTA National Campus and a growing set of neighborhoods around Lake Nona and Lake Whippoorwill. Most of it is inside Orlando city limits, and almost every street has an HOA with clear rules for exterior materials.

Most homes here are newer, so the roof work is different: storm inspections, warranty-minded repairs, and documentation for insurance. On the first neighborhoods, built from the late 2000s, shingle roofs are starting to reach the age where replacement planning begins.

Hi Low is a Florida certified roofing contractor (CCC1332547) and certified general contractor (CGC1529815). We permit through the City of Orlando or Orange County depending on the address, and install shingle, tile and metal roofs, plus solar and batteries.

Design guidelines

Lake Nona neighborhoods set roof material, profile and color. We prepare the specs and samples for approval and match the existing look when we repair.

Newer roofs, warranties

On newer homes, the right repair keeps the shingle or tile manufacturer’s warranty intact. We use compatible materials and document the work.

City or county

Most of Lake Nona is inside Orlando city limits, but nearby communities are in unincorporated Orange County. We confirm before we pull the permit.

Roofing in Lake Nona

What’s different
about roofs here.

Storm season

Hurricanes reach inland

Central Florida is inland, but hurricanes still get here. Ian in 2022 and Milton in 2024 both brought damaging wind and flooding rain to the area. Have your roof checked before June 1 and again after any major storm, and keep your inspection photos for your insurer.

HOAs

Approval required

Expect architectural review for any roof replacement and many visible repairs. We handle the documents.

Permits

Orlando or Orange County

Addresses inside Orlando city limits are permitted through the City of Orlando; others through Orange County.

Solar

OUC territory

Lake Nona is generally served by OUC, which sets its own rules for exported energy. Batteries can make solar more valuable when export credits are lower.

Lake Nona roofing questions

What Lake Nona homeowners and property managers ask us most.

Call 407-287-6171 6 questions answered
Do you work in Lake Nona?

Yes. We work across Lake Nona, including Laureate Park, NorthLake Park, Isle of Nona and the surrounding communities in southeast Orlando.

Do I need HOA approval?

Almost always for a replacement, and often for visible repairs. We prepare the specifications and samples your HOA asks for.

My home is new. Why inspect the roof?

After storms, small damage like lifted shingles or cracked tiles can turn into leaks. An inspection documents the condition for insurance and keeps repairs within warranty.

Who issues the permit?

The City of Orlando for addresses inside city limits and Orange County for unincorporated addresses.

Is the inspection free?

Yes. Inspections and written estimates are free, with no obligation.

Does solar make sense with OUC?

It can, but OUC’s rules for exported energy differ from net metering at investor-owned utilities. We model savings with OUC’s current terms and can add batteries.
